Aishwaryam – Assisted Living retirement community

Aishwaryam from The Chennai Homes is an assisted living retirement community around 100 kms from Chennai towards Pondicherry on the ECR.  The phase-I of the property consisting of 54 independent cottages is nearly complete and will be ready for occupation by July 2013. Phase-II consisting of another 54 cottages will be ready by 2015.


Aishwaryam is an upcoming gated community for senior citizens on the East Coast Road a few kilometers before Marakkanam.  The property is close enough to the city (2 hrs by car) and yet far enough to be well away from the noise and pollution of the city.  The project consists of a 6-acre plot with single story villa type homes nicely arranged around the central kitchen, club house, swimming pool complex.  There are 8 different plans from 470 sqft to about 1100 sqft catering to the budget and space needs of different people.

Facilities include a shared community kitchen (only vegetarian), a swimming pool, a club house, an ayurvedic spa, library, a multi-purpose hall, a convenience store and a unisex salon.  In terms of medical facilities, there is a  well equipped medical centre with an in-house doctor and nurses capable of handling all medical emergencies. There is also a limited availability staff quarters for people who would like to have 24×7 nursing assistants.

We visited the site in early April 2013 and were impressed with the project overall. The villas that were completed are all painted in warm colors on the outside and pleasant colors on the inside and the whole place looks very inviting. The individual houses are compact and nice, airy and comfortable. The furnishing inside is simple and yet elegant. The kitchenette has a small refrigerator, an electric stove, a stainless steel wash basin and enough space for a microwave apart from a washing machine. We believe that this will be an ideal place for a post-retirement couple. While the individual cottages/homes are close to each other, they will still afford sufficient privacy for the occupants.

The place is situated on the East Coast Road (ECR) just before Marakkanam. It took us exactly 2 hrs to get there from Adyar – quite the right distance from the city to get the best of both worlds.

At this time (Apr 2013), the medical centre is nearly complete, the club house, swimming pool, spa, kitchen and dining facilities are close to completion and most of the phase-I Villas are complete, but for the interiors. Work is going apace and we believe that Phase-I will be ready for occupation by July 2013 as promised by the promoters.

If there is a downside, it is that the cottages come fully furnished and the promoters expect the residents to move in with just their personal effects. We don’t know if there are that many people who will give up all the things they have collected over a lifetime and move in with just some of their clothes and start a new life.
It may have been better to have some options that would allow the residents to move their existing furniture and do their own interior decorations. However, we completely understand why TCH have taken this approach as the overall costs come down when they are able to do up all the homes together, thereby making the cottages all the more affordable for the buyers.

A big thumbs up for this retirement community, especially for those who would prefer to be able to come into the city for the Kutcheri season, to watch a movie or eat out at a fancy restaurant in the city.

A note on the weather: As Rudyard Kipling famously said, there are only 3 seasons here – hot, hotter and hottest. However, all the cottage bedrooms are air conditioned, with option to make the rest of the house air conditioned as well. Evenings will also be relatively pleasant thanks to the sea breeze that will set in and the proximity to the shore (about 5 Kms as the crow flies).

Cottage types and options
All cottages are on the ground floor. They all have a nice veranda outside, a  spacious hall and kitchenette (or separate kitchen), one bedroom (air conditioned) with attached bathroom.  All the cottages are elegantly furnished, which means that residents can move in with just their personal effects.   Even the smallest cottage will be sufficient for a couple.

As can be seen in the pictures, each cottage has a ramp so that wheelchair access is possible.  All the doorways are extra-wide to allow wheelchairs to move in and out, except the bathroom door which is too narrow to allow wheelchairs.  This design flaw is being rectified in the phase-II cottages.

There are 8 different plans of different sizes to meet the space and budgetary requirements of individuals.

    Food

    There is a common kitchen that prepares vegetarian fare and provides breakfast, lunch, and dinner apart from coffee/tea twice a day.  Estimated monthly costs for food is about Rs.4500 per person.

    Access to Doctor / Hospital
    A doctor will be available in-house.  The medical centre is equipped with essential equipment and will be manned 24×7.  The nearest large hospitals are in Pondicherry as well as in Chennai, well within an hour’s drive from the property. An ambulance is expected to be permanently parked within the retirement community for transportation to the right hospital in case of emergencies.

    Other details you should be aware of

    1. Total monthly expenses are expected to be around Rs. 7 per square feet of the home and this will include house keeping, maintenance of common amenities, and staff salaries. Telephone bills, electricity bills etc., will be charged on actual usage. The diesel charges for running the generator will also be equally shared by the residents. Additionally food will be charged at about Rs. 130 per day per person.
    2. Internet facility is available.


    Aishwaryam is situated about 5 kms from the coast on the East Coast Road in the Kanchipuram district of Tamil Nadu.  It is about an hour’s drive from Pondicherry and 2 hours from Chennai.

    Nearest Airport:
    planeThe nearest airport is Chennai Meenambakkam airport which is about 103 Kms away. From the airport, by road it will take about 2 hrs to reach Aishwaryam.

    Nearest Railway Station:
    trainThe nearest railway station providing extensive connections to all parts of India is the Central Station at Chennai which is about 120 kms and 3 hrs from Aishwaryam.  There are, however, smaller railway stations nearer.

    Nearest towns:
